Tax collection warning letters sent

Thousands of people who own property in Hunt County are about to receive a letter, giving them a final warning to pay up on their back taxes or wind up in court.
“Taxpayers should heed this warning,” Wiggins said in a statement announcing the distribution of the letters. “State law requires all property owners to pay property taxes. LinebargerGoggan Blair and Sampson has been directed by our clients to aggressively pursue delinquent property owners who don’t pay their taxes on time. To do otherwise would be unfair to those who pay their taxes on time. Every tax dollar is precious to local governments to maintain public services.”
The law firm is mailing out almost 6,000 letters to individuals who owe a total of more than $4.3 million to one or more of the taxing entities served by the agency. Those receiving the letter will have 10 days to pay their taxes…or face a lawsuit which could result in the foreclosure and sale of their property.
“The warning letter is quite serious, and the consequences of not paying taxes can result in the loss of property,” Primeaux said. “Taxpayers who continue to disregard warning letters will be subject to a lawsuit or seizure that seeks the sale of their property to the highest bidder. Many taxpayers do not believe that their property would ever be sold at a public sale for delinquent taxes. Unfortunately those taxpayers discover the hard way that our clients are serious about collecting delinquent taxes.”
“We have established an aggressive business and mobile home collection program and make hundreds of personal collection visits and conduct seizures to collect taxes each year,” Wiggins said. “People need to pay before we come knocking on the door.”

Another opportunity
Each taxing jurisdiction needs tax monies to pay for municipal services and property taxes are often their second biggest source of tax monies. Sales tax is usually the largest revenue generator.
Here is another situation where there are 6,000 opportunities to help people get out of their current situation and move on with the rest of their lives. This does not count the existing tax delinquents from other years that are not yet getting a letter.
Texas does not have tax lien certificates. Texas taxing jurisdictions need their tax monies quickly. That is why, in Texas, a non-homesteaded property only has six months to redeem a property that has gone through a tax deed auction. The penalty is 25% interest, starting from day one.
If you successfully bid on a property, in order to get their property back via the mandated redemption procedures, the previous owner must pay you the amount you paid, plus 25% interest.
Bid Before the auction!!
But, consider this. Do not go to the auction, where you will have to bid against others. It may be a hot real estate market, and you will probably be bidding too much. Instead, decide to bid on that property Before the auction. That is the heart and soul of Coach Mitch’s “Ridiculously Simple System…”
ln this case, you have 6,000 leads to investigate, 6,000 situations to try to take advantage of, 6,000 sets of circumstances for you insert yourself and figure a win-win solution. And all this can be done well prior to the tax deed auction.

I got the list of tax delinquent properties exactly how he explained to get it, and found the ones that didn't have any mortgages and not many liens.
I found one property I really wanted to pursue, so I drove by the house and saw it was vacant and talked to a neighbor sitting outside who had the owner’s number. I called the owner that night and asked what was her plan with the property. She signed the deed over to me for just a one dollar.
I started marketing the house that day and it was sold after two days on the market for $12,000 with me only investing one dollar.
The following week I found another property on the list of tax delinquent property that was vacant, up for auction and also free and clear of any mortgages with just a $600 lien on the property. I called the owner and asked what was her plans for the property. She stated she didn't want the property. I told the owner I would take full responsibility for the property. She asked what was in it for her? I said one hundred dollars and she agreed; I will be closing next week.
