Tax collection warning letters sent

Thousands of people who own property in Hunt County are about to receive a letter, giving them a final warning to pay up on their back taxes or wind up in court.

“Taxpayers should heed this warning,” Wiggins said in a statement announcing the distribution of the letters. “State law requires all property owners to pay property taxes. LinebargerGoggan Blair and Sampson has been directed by our clients to aggressively pursue delinquent property owners who don’t pay their taxes on time. To do otherwise would be unfair to those who pay their taxes on time. Every tax dollar is precious to local governments to maintain public services.”

The law firm is mailing out almost 6,000 letters to individuals who owe a total of more than $4.3 million to one or more of the taxing entities served by the agency. Those receiving the letter will have 10 days to pay their taxes…or face a lawsuit which could result in the foreclosure and sale of their property.

“The warning letter is quite serious, and the consequences of not paying taxes can result in the loss of property,” Primeaux said. “Taxpayers who continue to disregard warning letters will be subject to a lawsuit or seizure that seeks the sale of their property to the highest bidder. Many taxpayers do not believe that their property would ever be sold at a public sale for delinquent taxes. Unfortunately those taxpayers discover the hard way that our clients are serious about collecting delinquent taxes.”

“We have established an aggressive business and mobile home collection program and make hundreds of personal collection visits and conduct seizures to collect taxes each year,” Wiggins said. “People need to pay before we come knocking on the door.”

Another opportunity

Each taxing jurisdiction needs tax monies to pay for municipal services and property taxes are often their second biggest source of tax monies. Sales tax is usually the largest revenue generator.

If you successfully bid on a property, in order to get their property back via the mandated redemption procedures, the previous owner must pay you the amount you paid, plus 25% interest.

But, consider this. Do not go to the auction, where you will have to bid against others. It may be a hot real estate market, and you will probably be bidding too much.
